Project Scope

  • Full corporate office move-out of a 114,000 square foot facility including cubicles, executive offices, an IT/computer room, and a kitchen
  • Packaging and shipping of company-retained items, including computer monitors, IT equipment, and furniture, with full freight coordination
  • Complete decommissioning and removal of electrical infrastructure, including switchgear, panelboards, and transformers
  • Return of space to strict pre-lease condition, including:

    • Removal of all furniture, fixtures, and built-outs
    • Demolition of select walls and bathrooms
    • Removal of flooring
    • Patching all wall and ceiling penetrations
    • Repainting walls throughout the space
    • Modification of electrical service to reflect removed infrastructure
  • Asset value recovery program including refurbishment and resale of client-released equipment, with credit back to the client
  • Responsible disposal and scrap recycling of non-resalable materials to maximize recovery value

The Challenge

The client needed to vacate and return a large corporate office space while still actively occupying it. Work had to be performed in phases as employees, furniture, and equipment were gradually relocated — meaning construction, decommissioning, and logistics had to be carefully sequenced around ongoing business operations.

The landlord imposed strict lease return requirements, requiring the space to be restored to true pre-lease condition. Any deviations could have resulted in significant penalties or rejected turnover.

At the same time, the client faced an aggressive timeline and was originally prepared to carry an additional five months of rent while planning their move-out — an expense they assumed was unavoidable. They also believed much of their electrical infrastructure would require paid disposal rather than having residual value.

Our Solution

Travel Safe implemented a phased move-out and decommissioning plan aligned with the client’s relocation schedule. Dedicated crews rotated through the space as areas were vacated, allowing employees to continue working with minimal disruption.

For items the client wanted to retain, Travel Safe professionally packaged, crated where necessary, and coordinated freight logistics to multiple destinations, ensuring safe transport of monitors, IT equipment, and furniture.

For electrical infrastructure, Travel Safe self-performed full decommissioning of switchgear, panelboards, and transformers. Equipment designated for reuse was packaged and shipped per the client’s instructions. All remaining assets were evaluated for resale potential; viable equipment was refurbished and remarketed, with a substantial credit returned to the client. Non-resellable materials were responsibly scrapped to maximize recovery value.

Simultaneously, Travel Safe executed comprehensive lease return restoration work: demolition of select walls and bathrooms, removal of flooring, patching of all penetrations, repainting of walls, and adjustment of electrical service to reflect removed infrastructure — ensuring full compliance with landlord requirements.

A centralized project management structure coordinated demolition, electrical work, logistics, and restoration activities to keep the project on schedule while maintaining clear communication with both the client and landlord.
